About Impact

One team,start to finish.

Who we are

Impact is the project team for complex, land-intensive developments. From the first look to completion, we are with you every step.

Mission

To carry the land side of complex projects, from the first look at a site through the life of the project, so our clients can build.

Vision

Land should never be the reason a good project fails.

Our story

How we got here.

  1. 18 mo

Eleven project areas for one geothermal developer

Across the West we negotiated with 342 owners, put 717 parcels under lease and found 295 severed estates a surface-only review would have missed.

  2. 2026

    Feasibility to operation

Impact broadens from land and title to the whole land side of a project, for energy, data center, real estate and infrastructure developers.

What we do

One company.

  • FeasibilityWhat the site holds, who owns it, what constrains it, and whether it can carry the project.
  • LandOwner outreach, acquisition and leasing, with county title and the curative that makes ground closeable.
  • Rights of wayRoutes for lines, pipe, roads and fiber, secured owner by owner and agency by agency.
  • PermittingFederal, state and county approvals, scoped, scheduled and run to decision.
  • Survey and fieldBoundary, ALTA and route survey, corner recovery and site walks, delivered by your Impact project team.
  • ReadinessPower, water, access and fiber confirmed and coordinated, so the site is ready when construction is.
  • OperationsRentals, renewals and obligations kept current, and payments checked against title, for the life of the project.
Our values

The values behind the work.

Accountable

One team owns the result, including the work of every specialist on the project.

Exact

Acreage off the plat, not the tax roll. Every claim we make traces to a record.

Straight

We tell you what we found, including what you would rather not hear.

Persistent

Fragmented ownership and holdouts are worked one owner at a time, until the ground closes.

Our team

The people on your project.

How we work

Every discipline, one team.

We bring survey, permitting and field capability to every project, delivered under one Impact project team: one schedule, one standard of work and one point of contact for the whole project.
